Points to consider
Once the property that we want has been determined, we must pay attention to the following points:
A.Environment
- Public transportation and malls.
- Public parks, sport centers and schools.
- Possible improvements and new constructions foreseen to be made in the area.
B.Analysis of the property
- Quantity of light that it receives.
- System of ventilation (the kitchen and the bathroom are obliged to have adequate ventilation).
- Services of community: garden, swimming pool, satellite dish, etc.
- Antiquity and condition of the building.
- Knowing whether reforms are needed to be done, since the new owner will be the one who sees about them.
C.Analysis of the documents
If the unfinished house is bought, it is necessary:
- To ask the specifications of the meters built and inhabitable (usually the difference between them is of 20% and 30%) to us. Also they must indicate us the area of the courtyards, the terraces and the galleries.
- To see "The report of the qualities", document signed by the architect or foreman who specifies the materials used: floors, doors, reorganization, etc.
- To require the documentation of all the facilities (water, gas, electricity, telephone, television, etc.) and verify if they conform to present laws.
